Magnolia One Realty specializes in start-to-finish management of single-family homes. Our service area includes; Douglas County, Paulding County, Carroll County and Cobb County.

We are licensed, professional Realtors who manage rental property. Our experienced leasing agents will provide front-line support to tenants on behalf of the property owner. Magnolia One Realty is the sole point of contact for all tenants.

Management Fees:

  • Tenant Procurement Fee: One month's rent
  • Renewal fee: 50% of one month's rent
  • New property intake fee: $250 if property is occupied. (Includes market rent survey and property intake survey)

  • Credit report
  • Criminal background
  • Prior evictions
  • Rental history
  • Income and employment verification

State-of-the-Art Marketing:

  • We will perform a rental price evaluation and competitive market analysis to determine an initial target rental rate.
  • Standard photography of interior and exterior
  • Property renovation and staging recommendation
  • Coordinate property renovation, if necessary
  • Publish property listing to GAMLS, Realtor.com, Rentals.com and a vast array of other web sites.
  • Install for rent yard sign
  • Install lockbox for anytime access
  • Each property has a page on our website featuring photos, description and driving directions.
  • Rental applications are available online.
  • Leases may be executed via email and fax.
Owner Payments and Statements:
  • Each owner will receive a copy of the lease, paid invoices, and monthly and annual financial reports.
  • Owners are paid by direct deposit.
  • Owner funds are disbursed on or before the 15th day of each month.
  • Owners receive a 1099 form at year-end for tax preparation.

Maintenance:

  • Our vendors can handle most any repair.
  • We monitor an emergency maintenance hotline 24/7.

Rent Collection and Evictions:

  • We insist on timely rent payment from tenants.
  • We act promptly when rent is not paid.
  • When necessary, we handle the entire eviction process.

Tenants have three rent payment options:

  • Online payment by electronic check
  • Payment by mail
  • Payment by hand delivery
A Magnolia One Realty Leasing Specialist will:
  • Receive and follow up on prospect calls, voicemails, and emails requesting rental information
  • Relay prospect feedback, recommend necessary pricing or marketing adjustments, and update property listings
  • Negotiate lease terms and conditions, including special owner stipulations, HOA and condo association rules and regulations, and legally required disclosures
  • Conduct a move-in inspection, including a move-in inspection report and photographs documenting the initial condition of the property prior to move-in
